The Problem

You sold the flip, the money moved, and you have a rough idea in your head of whether it was a good one. But the actual number, income in minus everything you spent, lives in two different places and you have never sat down to reconcile it across all of them at once.

So you know how your last flip did, maybe. You do not know how your last ten did side by side, which one quietly lost money, or what your real average is. That number is the whole scorecard of your business, and it is the one thing no single screen adds up for you.

The Solution

Your assistant looks at every project you have marked as sold, then for each one pulls two totals: the income you recorded against it and the costs you recorded against it. It subtracts one from the other to get your actual profit, works out the margin, and lines every flip up so you can see them best to worst with a portfolio total at the bottom.

Because it reads the income and expense records directly, it is showing you what actually happened, not what you projected at the start. On a sold flip the profit that matters is the resale income against your total costs, so it focuses there rather than muddying the number with rental or other income.

The honest caveat, built into the prompt: this is only as accurate as your books. If a flip shows a suspiciously high margin, that usually means costs never got recorded, not that you had a home run. The prompt asks your assistant to flag those rather than present them as real, so you get a scorecard you can trust instead of a flattering one.

What it will not do: this automation is read only. It reads your income and expenses and reports the result. It changes nothing, and it is a profit-and-loss figure, not a return on investment or an annualized return.

Considerations Before You Run this Prompt:

Mark your sold flips as sold

This looks at projects in the sold stage. If a flip has closed but you never moved it out of an earlier stage, it will not be counted. A quick pass through your pipeline before running this makes the numbers complete.

Clean books make a real number

Profit is income minus costs, so a project missing half its receipts will show a margin that is too good to be true. If you have never checked, run the unfiled receipts and incomplete expenses audits first. The prompt flags the suspicious ones, but fixing them beforehand gives you a scorecard you can actually act on.

It is P and L, not ROI

This tells you what each flip made after costs. It does not calculate return on the cash you put in or annualize it over how long you held the property, because those are a different question. Read the output as profit, not as return.
