1. Pull the project record for the address, square footage, property type and current stage.

2. Pull the expense line items and total them by category, with a grand total of spend to date. Use the totals the API returns for the full filtered set, not the totals of the page you happened to read.

3. Pull the income records for the project and list them with dates, types and amounts.

4. Pull the project updates posted in the date range and summarize what actually happened on site, in order.

5. Pull the photos posted in the date range and list them with dates so I know which ones to attach.

6. Write it up in this order: a short paragraph on where the project stands in plain language, spend to date by category, income recorded, a progress summary built from the project updates, and the photo list.

7. Tell me separately, not in the document, anything I should fix before I send this. Categories with large unattributed amounts, spend that looks double entered, or a long gap since the last project update.

Write it for someone who has money in the deal and does not use our software. No jargon and no internal shorthand. Change nothing.

This is not a portal. Nobody logs in and nothing is shared automatically. The automation produces a document you send, which is what most investors and lenders actually want anyway. A shared Project Portal is on the public roadmap.

Records are read one project at a time. For a monthly update across several projects, run it once per project rather than asking for all of them at once, so each write up stays specific.

Your lender wants a progress update. Your equity partner wants to know where their money went. Both of them want it in a format they can read without logging into anything.

The information is all in FlipperForce, spread across the budget, the income tracker, the project updates and the photo log. So you spend an hour a month assembling it by hand, or you send something thin and get asked follow up questions for a week.

Considerations Before You Run this Prompt:

Before you run this, check:

  • Your AI is connected to FlipperForce.
  • Your team has been posting project updates. The progress section is built from them, so a project with no updates gives you a financial summary and nothing about the work.
  • Your expenses are entered through the date you are reporting on. A partial ledger reads as an under budget project.
  • You know what you promised this partner. Some lenders want spend against the loan and some want profit projections, and this reports what is in FlipperForce rather than what is in your loan documents.

Read the pre send warnings before you paste anything into an email. That list exists so a partner is not the one who finds the double entry.
