The biggest no-no for house flippers is buying a property in a bad location.

Most repairs are fixable and as long as the property is a good enough deal, the property could make a good flip opportunity. You can fix the foundation, you can fix the roof, you can renovate the kitchen, etc., but the one thing you cannot change is the location! YOU CANNOT CHANGE THE LOCATION OF YOUR HOUSE!

It's better to have a bad house in a good area, than a good house in a bad area. You can change the house, but you can't change the neighborhood or the location. Buying houses in desirable areas that have low crime rates and good schools will be much easier to sell quickly and for top-dollar.
