How it Works

The Comps Tool helps you determine the After Repair Value (ARV) of any property by researching recent comparable sales in the surrounding area. Accurate comps are the foundation of every profitable deal — and the Comps Tool makes finding them fast, organized, and defensible.

What it does

The Comps Tool automatically pulls recently sold properties near your subject address, filtered by bedroom count, bathroom count, square footage, and sale date. You review the results, select your best comps, and the tool calculates your estimated ARV. You can also generate a shareable Comps Report for lenders and partners.

How to use it

Open the Comps Tool from within any project or analysis. Enter your subject property address and set your search criteria. Review the auto-populated comparable sales, adjust your filters as needed, and select the comps that best support your ARV estimate. The tool will calculate a weighted average ARV based on your selected comps.

Why it matters

Overpaying for a property because of an inaccurate ARV estimate is one of the most common and costly mistakes in house flipping. The Comps Tool replaces guesswork with real market data — giving you the confidence to make offers and underwrite deals based on what properties are actually selling for.
