We just launched our 1st iteration of our Comps Tool in Beta which is used to populate, map and compare your researched Comparable Sales so you can forecast your ARV for your subject property and create a professional CMA report that you can include in your Investment Packet and give to your business partners and lenders.

Manually Adding Your Own Comps

As of right now you will have to manually research and find your own Comps and upload them into our Comps Tool. You can find Comps on Redfin, Zillow or by working with a Realtor.

Here's some more information on How to Find & Research Comps

Calculating the Average $/SF per Comp

Once you add your Comps and Sales Prices to the Comps Tool, the average $/SF will be calculated for each Comp which can be used to Forecast the value of the subject property.

Create a Comps Report in your Investment Packet

One of the main benefits of utilizing the Comps Tool is the ability to generate a Comps Report which shows the selected Comps you used in your Comparative Market Analysis which you can share with your business partners and lenders.

Coming Soon

We are still working on launching some new improvements to our Comps Tool, here is what we have planned:

Recommended Comps

Soon we will be providing recommended Comparable Sales on recently sold properties that are comparable to the subject property.

Ability to Sort/Filter Comps by Condition

We will also be providing the ability to sort/filter your Comps by property condition as-is versus renovated.

Comps Report Improvements

  • Adding a Comps narrative text area where you can write a narrative of the comps you selected for your Comps analysis.
  • Fixing a bug where the Comps map is not displaying on the PDF

What does Beta mean?

Beta means we are launching the feature as an early release so you can start testing the feature and provide feedback on how we can improve the feature going forward.  If you run into any issues or have any thoughts on how to improve our new Comps Tool, please send us a chat message!
