REI/kit and FlipperForce agree on more than you would expect. Both do comps and ARV, both calculate a maximum purchase price, both estimate rehab costs, and both produce reports you can put in front of a lender or a buyer. If that were the whole comparison, it would come down to data quality and price.
Where the two companies disagree is what happens after you close, and REI/kit has put their view in writing. In their own guide to choosing house flipping software, they argue that project management is not something a flipping platform should include: that lead flow and deal flow are where nearly all of your problems are, that execution is detail, and that investors doing real volume should hand project management to professionals who use their own tools. They recommend a builder platform for the job.
We disagree, and it is worth saying why rather than just asserting it.
Buying well protects you from a bad deal. It does not protect you from a good deal executed badly. A property bought at the right price still loses money when the schedule slips six weeks, the budget runs over and nobody catches it until the sale. The margin you underwrite is not the margin you realize, and the gap between them is made up of scheduling, contractor coordination, expense tracking and job costing. Those are not details. They are where the profit is kept or lost.
The outsourcing argument has the same problem. If your general contractor tracks costs in their system, you are accepting their numbers on your money. You still need budget versus actual on your side of the table before you release the next draw. And most flippers are not hiring a GC running builder software, they are coordinating subs directly.
REI/kit is a front-end platform: find the deal, market to the seller, analyze the numbers, pitch the deal. It is good at that, and the lead marketing tools are genuinely strong, with five outbound channels, included skip traced leads, websites and a CRM. FlipperForce has none of that and we are not going to pretend otherwise.
FlipperForce is a business management platform: the same deal analysis and cost estimating, plus the scheduling, task management, photo and document storage, expense tracking, receipt capture and project accounting a flipper needs to run the job once they own it.
So the honest question is which half of the business you need covered. If you wholesale and assign contracts, the back end never applies to you and REI/kit is the better fit. If you close on properties and renovate them, you will need both halves, and plenty of investors run a lead tool alongside FlipperForce for exactly that reason.
At $64 a month, REI/kit Starter looks cheaper than FlipperForce Solo at $79. The subscription is not the total, and REI/kit says so plainly: their own pricing page suggests a lead marketing budget of $100 to $300 a month on Starter, rising to $1,000 or more on Scale, because leads and marketing channels are consumption priced above the included allotment.
That is not a criticism. It is how lead generation works, and REI/kit is more transparent about it than most. It does mean the two are not really being compared on price. One is a marketing spend, the other is a fixed operating cost.
Investors leave REI/kit for two different reasons. Some want cheaper analysis without the marketing stack attached. Others have stopped assigning contracts and started keeping properties, which means they now need tooling for the rehab itself. Those point at different places.

Most investors do not switch from REI/kit so much as outgrow one half of it. The two products hold different things: REI/kit holds leads and analyses, FlipperForce holds projects.
Running both is a reasonable setup. REI/kit finds and markets the deal, FlipperForce takes over at closing. The handoff is the point a lead becomes a project.
