FlipperForce vs Flipster: Which Should You Use in 2026?

5 min read

Overview

Flipster is a lead generation platform. A motivated seller database, skip tracing and outbound marketing, with a deal calculator and a repair estimator attached. FlipperForce is a business management platform for running the rehab. Flipster has lead tools FlipperForce does not. Past the offer, the two are not comparable products.

Who each one is for

Choose Flipster if

  • Your bottleneck is finding deals rather than executing them
  • You want leads, skip tracing and outbound marketing in one subscription
  • You are new to flipping and want a guided workflow with training alongside the software
  • You want cash buyer and private lender lists included
  • Your rehabs are small enough that a checklist and a budget tracker are enough

Choose FlipperForce if

  • You are running more than one rehab at a time
  • You need a construction schedule with dependencies, not a checklist
  • You want receipts captured from the jobsite and expenses tracked against a line-item budget
  • You want a dated photo log you can share with lenders and partners
  • You want to see published pricing for every plan before you buy

Feature Coverage across the eight stages of a flip

A flip has eight stages, from finding the deal to closing the book on it. The strips below show which stages each tool covers. The blue divider marks the closing table: everything to the left happens before you own the property, everything to the right happens after.

Before You Own The Property

#1 Find the deal
Sourcing properties worth analyzing, through lists, direct mail, driving for dollars, agents and wholesalers.
#2 Analyze the deal
Running comps, setting the after repair value, and working out the most you can pay and still make your margin.
#3 Estimate the rehab
Pricing the rehab line by line, so the number you offer for the property is a number you can actually build to.
4. Fund the deal
Lining up the money and producing the packet a hard money lender or a partner needs to say yes.

After You Close On the Property

#5 Plan the Work
Sequencing the trades into a schedule with real dates and dependencies, so you know what is blocking what.
#6 Run the jobsite
Assigning tasks, tracking progress, logging photos, and keeping documents and contacts in one place.
#7 Control the money
Tracking what you are actually spending against the budget, capturing receipts, and paying contractors.
#8 Close the book
A final profit statement built from what the project actually cost, not what you projected at acquisition.

Where Each One Wins

Where Flipster wins

  • Lead generation. A motivated seller lead database with skip tracing included, plus cash buyer and private lender lists. FlipperForce has none of this.
  • Outbound marketing. SMS, email, ringless voicemail and direct mail, with contract templates and offer generation. Again, not something FlipperForce does.
  • A guided workflow for beginners. The product walks a new investor through the steps rather than assuming they know the process, which is a genuine advantage if you have not done a deal yet.
  • Training alongside the software. Flipster sits inside a larger education business, so there is a lot of instructional content attached to it.
  • Funding network. Access to a list of lenders, which is a real convenience when you are raising money for the first time.

Where FlipperForce wins

  • Deal analysis built on comps, not a rule of thumb. Flipster sets after repair value by multiplying square footage by a price per square foot you type in. FlipperForce starts from comparable sales you select and adjust, the way an appraiser would, because ARV is the number everything else in the deal depends on.
  • Costs that are itemized rather than assumed. Flipster applies flat percentages of ARV for closing costs, carrying costs and profit. FlipperForce itemizes buying, holding and selling costs, or takes a lump sum if you prefer, and ties holding costs to an actual holding period.
  • A real financing calculator. Loan amount, points, interest rate and term, so financing cost is modeled rather than folded into a percentage.
  • A repair estimator that produces documents. Separate labor and material pricing, saved templates you reuse, a printable scope of work for contractor bidding, and estimate and lender reports generated from the same data.
  • Actual project management. Scheduling with dependencies, task assignment with owners and due dates, a dated photo log and document management.
  • Real expense tracking. Itemized transactions categorized against budget lines, with receipt upload and AI receipt analysis.
  • Built to scale past one project. Solo covers 50 active projects with pipeline dashboards across all of them, and Team adds five users with roles.

The deal and rehab tools are lighter than the feature list suggests

Flipster is a lead generation platform. The motivated seller database, skip tracing and outbound marketing are the product, and they are a genuine reason to buy it. The deal and rehab tools are attached to that, and they are considerably lighter than their presence on a feature list suggests.

What we found in the trial

We signed up for a Flipster trial and worked through the tools. Reviewed October 2026.

  • The deal calculator sets ARV from a price per square foot. You enter the square footage and a dollar figure per square foot, and it multiplies them. There is no comparable sales selection and no adjustment for differences between properties, which is how the number that every other figure depends on gets established.
  • Closing costs, carrying costs and profit are flat percentages of ARV. There is no itemization, and no field anywhere for how long you intend to hold the property. Carrying costs are modeled as a percentage of the sale price rather than as a function of time.
  • There are no financing inputs. No loan amount, no points, no interest rate, no term. On a deal bought with hard money, financing is one of the largest costs and it does not appear.
  • The repair estimator is a form listing repair items with unit prices. You cannot save your own templates, and there is no separation of labor and material pricing. It does not generate a scope of work, an estimate report or a lender document. You get a number, and the number is where it ends.
  • The rehab tracker has no scheduling, task management, photo management or document management. There is nothing that sequences trades, assigns work with a due date, or stores the project record.
  • There is no itemized expense tracking. No receipt upload, no transaction-level entry, no categorizing expenses against budget lines.

Check this yourself. Flipster offers a trial, and so do we. Open both and look at the same four things: how each one sets ARV, what the repair estimator produces, what happens after you take title, and how expenses get recorded. That comparison takes an hour and it will tell you more than any article will.

What that means in practice

A price per square foot and three percentages will get you a rough number, and for a first look at a property that may be all you want. If the deal is close, or if you are borrowing at double digit rates, or if the hold runs past the quarter you assumed, those assumptions are the difference between a deal that works and one that does not.

And if you are running a flipping business, with several projects at once, subs to coordinate, draws to request and receipts arriving from three jobsites, there is nothing here to run that on. The deal you source and analyze in Flipster still gets handed to a spreadsheet the day you take title, which is the thing the software was supposed to solve.

About pricing

Flipster publishes $97 a month for the base plan and does not publish what the tiers above it cost. Every other platform in this comparison has a pricing page you can read before you give anyone a card.

Flipster alternatives

Investors looking past Flipster usually want one of two things: published pricing and a cheaper source of leads, or real project management for the rehabs they are actually doing. Those point in different directions.

REI/kit

Best for lead generation and wholesaling
Strong on lead marketing and front-end analysis. If you keep properties and run the rehab, you still need a platform for the back end.

DealCheck

Best pure deal analyzer
FlipperForce publishes this comparison and sells one of the products in it. Pricing and feature claims about DealCheck were taken from their published pricing page and verified on October 2, 2026. Software changes; if something here is out of date, tell us and we will correct it. All trademarks belong to their respective owners.

Realeflow

Best known as a long-running lead platform, now sold mainly as white-label infrastructure
For years one of the most complete platforms in this market. Worth checking where individual investor accounts sit in their current plans before you renew.

What moving from Flipster actually involves

Flipster and FlipperForce hold different things, so this is rarely a straight swap. Flipster holds leads, contacts and marketing campaigns. FlipperForce holds projects.

  • Export your deal analyses and any rehab estimates you want to keep as a record.
  • Rebuild the deals you are actively pursuing in the Flip Analyzer, and the rehab numbers in the Rehab Estimator, so you end up with line items you can budget and bid against rather than a single total.
  • Your leads, contacts and campaigns do not move. If Flipster is generating deal flow for you, there is no reason to turn it off.

A common setup is to keep a lead tool running and bring FlipperForce in at the point a deal goes under contract. The handoff is where a lead becomes a project.

The Verdict

Buy it for lead generation if that is your bottleneck. It is not a platform for running a rehab, and it does not have the tooling to run a scaling flipping business.
